Revolutionary technology driving Stena Fastigheter’s digital transformation
Stena Fastigheter has taken significant strides toward the future through a revolutionary digital transformation, led by Peter Mikulic. Utilizing groundbreaking technology and innovative solutions, the company has not only made the real estate industry more sustainable and climate-smart but has also been recognized with awards for its efforts.

Stena Fastigheter has implemented several digital solutions that make it easier for both employees and tenants to be climate-conscious and live sustainably. In 2023, they won the “Greatest Digital Transformation Award” for their groundbreaking work on their customer platform.
One of their innovations is digital twins.
– We have 400 digital twins representing the district heating profile for each individual building. Additionally, we have some digital twins in the form of complete 3D models of our properties.
Peter also mentions that Stena Fastigheter has begun integrating artificial intelligence (AI) into various parts of their operations.
-We’ve been working on this intensively for the past three years, primarily in terms of AI and machine learning, reading the ‘EKG’ of a building from a heating perspective. It was Jonas Tannerstad at Örebro Bostäder who recognized this potential and initiated it as a research project with Fraunhofer-Chalmers.
Looking ahead, Peter believes that AI will be useful in even more areas of the real estate industry, especially in fieldwork.
– For example, we see that our field staff could use AI by interacting with our business systems through voice commands rather than relying on traditional keyboard input.
